HIV travel restrictions are inhumane Kenya Airways

first_imgKenya Airways’ chief executive has signed on to fight against “inhumane” laws that prevent people living with HIV/Aids from travelling freely.Joining 44 other bosses from global organisations, the World Aids Day CEO campaign turns the spotlight and calls on countries with laws restrict entry, stay and travel people based on their HIV status.According to GBC Health, there are currently 45 countries across the world with laws still in place that impose travel restrictions based on HIV status.   The airline’s chief executive Dr Titus Naikuni said freedom of movement is “one of the inalienable human rights” and described discrimination against health status as “retrogressive and oppressive”.“This is why we have added our voice to this campaign,” Dr Naikuni said.Earlier this year, delegates at the International AIDS Conference said travel restrictions imposed on people with HIV was a result of fear and should be rescinded immediately.Click here for more information. Fitch Shortage of Developed Lots Threatens to Hinder Recovery

first_img The housing recovery may be fast approaching a wall as well-located finished building lots become scarce, “”Fitch Ratings””: says in a recent analysis.[IMAGE]While the ratings agency acknowledges that “”a majority of market data reflects a strengthening housing market”” (citing increases in existing home sales, healthy job growth, and a pick-up in housing starts and permits in February), a lack of finished lots in desirable locations over the next year could hinder residential construction and disrupt the market’s progress. In its report, Fitch points out “”[f]inished lots that are already graded and have infrastructure in place are becoming scarce, as development activity during the recent downturn was limited.””””We do think there will be more development, and a catch-up period will take place. But we do feel that there may be shortages in certain geographies in the intermediate term,”” Fitch explains. “”We believe it is imperative that builders continue to manage their balance sheets, keeping land and development spending at reasonable levels relative to housing demand.””With developed lots becoming harder to find, the agency says raw and semi-developed land should represent an increased share of total real estate expenditures. Fitch believes the “”irregular flow of appropriately priced developed land from banks and other sources tends to support this strategy.””The release from the ratings agency also warns that a possible combination of higher interest rates and home prices could constrain affordability for buyers, affecting the pace of recovery.””Additionally, if home prices were to rise rapidly and mortgage rates sharply increase, that could also potentially impede progress,”” Fitch says. “”While lower borrowing rates have helped spur home buying and refinancings, a pronounced increase could deter that.”” Agents & Brokers Attorneys & Title Companies Fitch Ratings Home Sales Homebuilders Housing Permits Housing Starts Investors Lenders & Servicers Processing Service Providers 2013-03-26 Tory Barringer March 26, 2013 401 Views Fitch: Shortage of Developed Lots Threatens to Hinder Recoverycenter_img in Data, Government, Origination, Secondary Market, Servicing Sharelast_img read more

The index grew for several months to a record high of 274 in March before falling to 273 in April and then 258 in May.The list of improving markets includes entrants from 49 states and the District of Columbia, NAHB reported. For the June index, 29 new markets were added to the list, while 24 were dropped. New entrants include Salinas, California; Sioux City, Iowa; Topeka, Kansas; and Laredo, Texas.””As market conditions improve across most of the country, some metros have moved onto the IMI list while marginal seasonal fluctuations have nudged others off of it,”” noted NAHB chief economist David Crowe. “”This is to be expected as the recovery expands. Meanwhile, it’s worth noting that the number of improving markets is now more than three times what it was in June 2012.””While the most recent report shows only a slight recovery from May’s sizable drop, NAHB chairman Rick Judson said the index is still in good shape, though challenges remain.””This is the fifth consecutive month in which the IMI has designated more than 70 percent of U.S. metros as improving,”” Judson said. “”While that’s a good sign that the housing recovery is on solid footing, we know that various challenges are slowing its progress–including continuing issues with credit availability for builders and buyers, as well as appraisals that aren’t keeping up with the rising cost of construction.”” Improving Markets Index Recovers from May Droplast_img read more

A Snapshot of Mortgage Rate Performance

The survey provides monthly information on interest rates, loan terms, and house prices by property type (all, new, previously occupied), by loan type (fixed- or adjustable-rate), and by lender type. It also provides information on 15-year and 30-year fixed-rate loans as well as Adjustable Rate Mortgages (ARMs). Additionally, the survey provides quarterly information on conventional loans by major metropolitan area and by Federal Home Loan Bank district. The data indicated that nationally, interest rates on conventional purchase-money mortgages increased from April to May, led by the national average contract mortgage rate for the purchase of previously occupied homes by combined lender index closing six basis points up to 4.57 percent for loans closed in May, from 4.51 percent in April. For conventional loans with 30-year fixed-rate mortgages of $453,100 or less, the average interest rates rose seven basis points to 4.71 percent from 4.64 percent in April, while the effective interest rate on all mortgage loans was 4.66 percent in May up three basis points from 4.63 percent in April. According to the FHFA, the effective interest rate accounts for the addition if initial fees and charges over the life of the mortgage. The effect of rising home prices was evident in the loan amounts taken in May. According to the FHFA, the average loan amount for all loans was $322,100, up $9,200 from $312,900 in April 2018.last_img read more

US Household Debt Approaches New High

first_img Consumer debt is approaching new highs with the current household debt set to be $1 trillion above the peak debt level of 2008, by the end of June 2018, according to a study by LendingTree. In the second quarter, consumer debt levels are approaching $15.7 trillion compared with $14.7 trillion a decade ago, the study found.Unlike the last high in 2008, this time around, mortgages make up for a lesser share of total household debt even though they comprise the largest amount of debt. “As measured by a percentage of disposable income, outstanding mortgages comprise less of a liability,” the LendingTree study noted.Current levels of mortgage balances consist of around 68 percent of disposable income while credit card balances are less than 7 percent of income. In 2008, balances were as high as 98 percent and 10 percent, respectively.“While nominal total debt levels now exceed 2008 levels, households are much better situated to handle debt then they were a decade ago,” the study said. The current mortgage balances levels have also resulted in rising home equity, the study found. “Homeowners today, on average, have significant equity in their homes. Ten years ago, equity was virtually nonexistent,” LendingTree said.In fact, household net worth as measured by the Federal Reserve Financial Accounts, reached $100 trillion for the first time last quarter. The study noted that assets, which primarily consisted of financial instruments and real estate gained more than $1.07 trillion in the first quarter, outpacing the additional debt that Americans accumulated.“Nonetheless, liabilities have been steadily increasing in recent years. But unlike a decade ago, mortgages aren’t the culprit,” LendingTree said. Instead, non-mortgage related debt such as student loans, credit cards, and auto loans have been growing. “By the end of the second quarter of 2018, we’ll have $1 trillion more in household debt than we did in 2008 and none of it is attributable to housing,” LendingTree said.According to the study, mortgage-related household debt has fallen by 5.5 percent since the third quarter of 2008. On the other hand, consumer credit has increased by 45 percent. The study found that while credit card debts were still low, student loan debts were growing the fastest rising 130 percent since 2008. in Daily Dose, Data, Featured, News June 25, 2018 667 Views U.S. Household Debt Approaches New Highcenter_img Assets Credit Cards Debt Home Equity Household LendingTree Liabilities loans Millennials mortgage real estate 2018-06-25 Radhika Ojha Sharelast_img read more

first_img – / 25 Comments   Share   While training camp is still in its infant stages, one holdover from last season, outside linebacker Sam Acho, already sees a change in the scenery — and not the kind that has to anything do with moving practices from Northern Arizona University to University of Phoenix Stadium.“I think any time that you change coaching staffs, you’re always going to see a big difference,” Acho told Arizona Sports 620’s Burns and Gambo Monday. “We have a big difference in this coaching staff, as well. We have a lot more coaches, a lot more hands-on coaching with the number of coaches on staff. “It’s also about learning a new scheme. Every time you have players coming together to learn a new defense, it takes time to adjust.”Although the transition period will certainly take time, Acho noted that he and his teammates have already found a big positive in their new system. “There’s a lot of creativity,” said Acho. “Coach Horton was awesome, but we’re loving Coach Bowles’ defense. We’re making a lot of plays in it.“They’re similar in some regards, because we have to do a lot of 3-4. But we also have a little bit of a 4-3 off of it, so that’s probably the biggest difference, working in the 4-3 off of our 3-4 scheme.” The 5: Takeaways from the Coyotes’ introduction of Alex Meruelo Grace expects Greinke trade to have emotional impact Former Cardinals kicker Phil Dawson retires Top Stories center_img LISTEN: Sam Acho, Cardinals LB Your browser does not support the audio element. Derrick Hall satisfied with D-backs’ buying and selling The fourth-round pick made his fair share of plays (four sacks, two interceptions and two fumbles forced) in 2012, but like his unit, Acho is not immune to change, either.Despite serving as one of the team’s better pass rushers on third down last season, the former Texas standout might see a reduced role with the addition of Abraham, a 13-year veteran who has made a living getting after the quarterback. But to Acho, having Abraham on board is less about competition and more about learning from one of the game’s elite players at his position.“The coolest thing about John is that literally from the first day he stepped on the field he was teaching us some of the stuff that he’s done,” said Acho. “He has something like 122 career sacks, is the active leader right now, but he instantly jumped on board and is teaching us how we can do it better. “So it’s almost like having — not a coach on the field — but someone who says ‘Hey this is what I’m doing, here’s what you can do to be better.’ There’s a lot of learning going on right now with every outside linebacker and John.” The times, they are a-changin’.At least, that’s what it must have felt like for the Arizona Cardinals defense this offseason. For a unit that finished 2012 as the second-best NFC team in passing yards allowed/game (200.8) and interceptions (22), there was a notable amount of turnover.Their popular defensive coordinator (Ray Horton) was replaced with a lesser-known commodity (Todd Bowles), their heart and soul (Adrian Wilson) was released, their secondary — outside of Patrick Peterson — was almost completely remodeled with new faces (Jeremiah Bell, Jerraud Powers, Antoine Cason, Tyrann Mathieu and Javier Arenas) and their linebacking corps received a mix of good news (signings of John Abraham, Karlos Dansby, Lorenzo Alexander and Jasper Brinkley) and bad news (Pro Bowler Daryl Washington suspended the first four games of 2013 season).last_img read more

Mathieu battled injuries, a position change and recovery from injuries. “He just wasn’t ready to play,” coach Bruce Arians said Tuesday after the Cardinals shut Mathieu down due to a shoulder problem. “He was hurting the team as much as taking a chance at hurting him. He just couldn’t play at his level.” Robert Nkemdiche was “bench-pressing linemen” in his first practice. BA had to calm him down— Arizona Sports (@AZSports) May 7, 2016Robert Nkemdiche fell down the draft boards for Arizona to select him 29th overall. Bruce Arians needed to tell Nkemdiche to take a chill pill before hurting someone in his very first practice, a good sign that turned out to be much ado about nothing. Nkemdiche has one tackle heading into the season finale. Perhaps he’ll take this as a redshirt year and break out in 2017 a la D.J. “Knee Deep” Humphries’ career arc.June Four panelists pick @Mathieu_Era for Defensive Player of the Year— Arizona Sports (@AZSports) February 2, 2016In the slot, Mathieu proved a unique commodity with his ability to make plays in the box and in coverage to close the year with 89 tackles, five interceptions and 17 passes defensed. tabbed him as the Defensive Player of the Year.March Social media is good for a few things, cats and Kermit memes among them. When it comes to sports, Twitter especially acts as a place of fan bonding over triumph and failure by their favorite teams. That, and despite Tyrann Mathieu’s struggles to play up to expectations, the Valley loves it some Honey Badger. So… is there anything @Mathieu_Era isn’t good at? Watch him take on @DudePerfect guys. 💯— Arizona Sports (@AZSports) August 2, 2016Badger is back, but this time it’s less about what he can do on the football field and more about hanging out with some random dudes who put together trick shot videos.September January Justin Bieber played his Glendale concernt in a Max Domi Coyotes jersey— Arizona Sports (@AZSports) March 31, 2016The Biebs is a Max Domi fan. Peterson was his usual self at corner, essentially acting as caution tape that quarterbacks wouldn’t dare dismiss on one side of the field. He closed with 35 tackles, a forced fumble, two picks and eight passes defensed.February .@P2 & @Mathieu_Era get high praise from ESPN.— Arizona Sports (@AZSports) November 16, 2016More praise for the Cardinals’ two best defensive backs. first_imgMcShay’s first mock draft was released Dec. 13, before college bowl season and before the NFL’s draft order was determined. (AP Photo/David Goldman) McShay released his second mock draft of the season Wednesday morning, and he has the Arizona Cardinals selecting linebacker Alabama Reuben Foster with the 13th overall pick in the first round. If the right QB is available here, I wouldn’t count the Cardinals out. With Watson and Trubisky off the board, though, Foster is the pick. He’s one of the 10 best players in this draft; the only reason he might slide a bit is his position. He shed weight and played much faster in 2016, proving to be an every-down linebacker. The Cardinals have six defensive starters set to hit free agency. Whom they re-sign will play a big role in the direction they take with this pick.As McShay points out, the Cardinals have a lot of free agents, including starting linebacker Kevin Minter, who is coming off a decent 2016 season in which he tallied 95 total tackles and 3.5 sacks. While Minter wasn’t exactly breaking the bank on his rookie contract as a second-round pick, Arizona general manager Steve Keim might look to get younger at the position and let Minter walk this spring.Foster led the Crimson Tide with 115 total tackles, while adding 13 tackles for loss, five sacks, and two pass breakups in 2016. He had a team-leading 12 tackles in Alabama’s loss to Clemson in the College Football Playoff Championship Game in January. There are still nearly three months until the 2017 NFL Draft, but as we know, the mock draft business is thriving even here in early-February.At, we’ve tracked over 65 mocks since the calendar flipped to 2017 — a number that will increase substantially until the actual draft, which begins April 27.Certain draft analysts draw more attention when they release a mock. ESPN’s Todd McShay is one of them. The 5: Takeaways from the Coyotes’ introduction of Alex Meruelolast_img read more

Mock draft makers arent alone in liking Davis and

first_imgMock draft makers aren’t alone in liking Davis and seeing how he fills a need for the Cardinals.Arizona receiver Larry Fitzgerald told Bickley and Marotta on Arizona Sports 98.7 FM that he has his eye on the Western Michigan prospect.“I really enjoy watching him. What I liked about him, he’s a four-year guy, played in the same system, he understands playing in a pro-style offense,” Fitzgerald said. “It scares me a lot when you see these young receivers, they play in these half-field schemes with looking at the sideline. “Well, he’s played four years, he’s got size, he’s got the ability to go up and make plays, he can make plays after the catch. I don’t know if he’ll be around at that (No. 13) spot, but I really like him.”Davis stands 6-foot-3 and 209 pounds and finished the 2016 season with 97 catches for 1,500 yards and 19 touchdowns. His 5,285 receiving yards over his career is an FBS college football record. It makes sense Fitzgerald would welcome another down-field receiving threat to take pressure off himself.ESPN draft analyst Mel Kiper Jr. can see it as well. He has the Cardinals picking Davis in his three-round mock released on Wednesday. The 5: Takeaways from the Coyotes’ introduction of Alex Meruelo Grace expects Greinke trade to have emotional impact LISTEN: Larry Fitzgerald, Cardinals wide receiver Kiper’s mock draft might give the Cardinals hope that Davis fall into their laps.Should the Cardinals reach for a quarterback here? I’m not so sure. They have needs elsewhere, namely at inside linebacker (if Reuben Foster drops, he’d be a good fit) and cornerback. Arizona’s once-formidable receiving corps doesn’t look as good with former first-round pick Michael Floyd gone and Larry Fitzgerald turning 34 before the season begins. Don’t knock Davis’ competition level — he has No. 1 wideout potential. Kiper also has Arizona drafting Iowa cornerback Desmond King with its second-round pick at 45th overall and then taking Ohio State inside linebacker Raekwon McMillan in the third round, 77th overall.King, the 2015 Jim Thorpe Award winner, is undersized at 5-foot-10, 201 pounds and could end up at safety, but he’s a playmaker (14 career interceptions). Arizona brought back 35-year-old Karlos Dansby to play next to Deone Bucannon, but McMillan is a tackling machine who might be an immediate upgrade.
